Description :
The Operations Manager is to ensure the overall smooth running of the centre, including the recruitment and training of all staff whilst maintaining a safe and pleasant environment for our customers through the monitoring of Health & Safety (H&S) systems and the promotion of best practice throughout all tasks.

Applications from suitably qualified ex-military personnel (Royal Air Force, Royal Navy, British Army, Royal Marines) are particularly relevant for this position.

Main Responsibilities
*Assist the Centre Manager to:
*Collate and check all routine invoices and approve within agreed limits
*Liaise with tenants to ensure compliance with Tenants Handbook
*Check tenants` units on a regular basis having regard for state of repair
*Supervise service contracts and maintaining up-to-date records of work carried out
*Attend all management meetings and other meetings as requested by Head Office

Operations
*Maintaining the centre to the highest standard at all times
*Minimising the liability risk exposure of the owner
*Ensuring that all plant and machinery are fully maintained and that all H&S details of the contractors are available on site
*Ensuring that the agreed specification for each contractor, is adhered to and obtain appropriate method statements
*Considering and reporting all items of repair, improvement and replacement to the managing agents

Safety
*Ensure that the day-to-day running of the centre is carried out effectively and efficiently, that personnel working for the centre are discharging their duties and provide assistance where necessary
*Keep service areas in a clean, tidy and secure condition and control vehicular traffic in these areas
*Ensure all accidents and near misses are recorded and serious incidents that occur
*Attend all serious incidents within the centre
*Ensure that fire and H&S regulations are adhered to in all parts of the Centre by inspection, checking the signs, advising on defects, improvements required
*Monitor and maintain H&S Records in accordance with the frequency required
*Walk the public areas on a regular basis throughout the day checking on cleanliness, maintenance, landscaping
*Ensure compliance with all statutory requirements and H&S codes of practice
*Ensure that all insurance risk control requirements and, where appropriate, recommendations, are undertaken

Security
*Ensure the overall effectiveness and efficiency of security and customer care provision
*Check duty rotas compiled by the managing security company
*Ensure supervisors are performing their duties to the appropriate standard
*Ensure any significant security incidents are reported correctly, ensuring a full investigation has been completed to establish all facts and reports are recorded on Dashboard
*Ensure staff attend Company training days when required and carry out on site training for new personnel, in particular CCTV and alarms control
*Ensure all aspects of H&S are followed, in particular those identified within the personnel and procedures manual
*Co-ordinate any unit/site evacuation
*Co-ordinating events and attendance on site for all events

Public Relations
*Establishing and developing good relations and partnerships with various authorities and local agencies

Promotions
*Ensure that all promotional activities are carried out with due care and attention to H&S and welfare of staff customers and occupiers

Staff
*Working with all centre management staff and contractors towards achievement of their goals
*Identifying and implementing training and development programmes and pursuing suitable training solutions
*Ensure that both in house staff and contractors are smart and well presented at all times

Quality Assurance
*Devising a training programme for all on-site staff
*Adhering to all quality assurance requirements

Necessary Skills, Experience & Qualifications

Essential
*Previous experience in Operations Manager role in a busy centre
*Knowledge of Health & Safety Regulations and Documentation
*Experience of managing contractors & PPM
*IOSH

Desirable
*Experience of managing staff
*First Aid Qualification
*Experience of managing a private car park
*NEBOSH
