The Ayr Clinic is made up of a well-established 36 bedded low secure hospital, and an 8 bedded specialised step-down facility for men and women with mental illness and/or personality disorder. The Ayr Clinic is situated in the coastal town of Ayr in West Central Scotland.    

The role:

The Maintenance Lead will direct and control the hospital maintenance activities and transport services, deploying available resources to meet the business needs which are efficient, effective and meet required regulatory standards.

Maintenance & Grounds Maintenance:

  • Organise and implement a planned preventative maintenance schedule to optimise standards, availability and performance of hospital plant, equipment, buildings and grounds.
  • Ensure adequate records of the planned maintenance and test results, eg. Equipment logs, fire alarm logs.
  • Manage the operation, prioritising a curative maintenance and repair service for hospital plant, equipment, buildings and grounds.
  • Ensure an adequate stock of materials and spare parts are held to meet routine and emergency needs.
  • Maintain an out of hours on-call emergency maintenance, transport and ground maintenance.
  • Co-ordinate the installation and maintenance of hospital communication systems.
  • Manage the effective and efficient provision and operation of the hospital utilities
  • Ensure that the out of hours cover and on call system are effectively manned.
  • The management of projects as directed through the head of maintenance.

Transport:

  • Manage the operation of the hospital central pool vehicles, cost effectively and efficiently to best meet the transport requirements.
  • Maintain a register of all authorised drivers for insurance purposes, ensuring that all drivers on the register meet the hospital requirements.
  • Administer a procedure for recording vehicle usage that includes the reporting of accidents.
  • Ensure that vehicles are roadworthy and at all times meet legal requirements, the safety of drivers and passengers being of paramount importance.

Budgetary:

  • Produce and agree an annual maintenance budget and ensure agreed costs are monitored against budget.
  • To act as the hospital`s principal purchasing authority for building, decorating and maintenance materials, communication equipment and ward electrical equipment within an agreed budget.

 Human Resources:

  • Lead the work of the team in order to achieve organisational and company objectives.
  • Develop the teams through professional records and appraisals as appropriate.
  • Ensure that departmental training and development plans are implemented for teams and individuals with a particular reference to statutory training.
  • Maintain effective working relationships and to respond effectively to poor performance in team members.

Health & Safety:

  • Ensure that all work areas and tools meet health and safety requirements.
  • Supervise the routine water and electrical mains system testing, and where necessary implementing corrective action.
  • Supervise Portable Appliance Testing (PAT) so that all portable equipment has a current test status.
  • To take personal responsibility for ensuring that the work practices and the environment meet the requirements of Health and Safety at Work legislation and report all deficits to management.
