Avesbury House is a 24 bedded low secure facility split into five independent living units, for men aged 18 years or older. We provide 24 hour specialist care and support for those with enduring mental health needs, often with forensic history. Avesbury House forms part of the North London Forensic service and is delivered in partnership with Barnet, Enfield and Haringey Mental Health Trust.

The role:

Overall Objectives:

  • To ensure a high standard of Maintenance is achieved with the support of Operations Lead and Regional Operations Manager in all areas to deliver a comfortable, safe environment for patients and staff.

Main Duties and Responsibilities:

  • The post holder will be responsible for providing and undertaking all day to day maintenance operations associated within the units/hospital environment including work on undertaking PPM (planned preventative maintenance) and responding to emergencies as they occur. To provide driving services when requested by the management team, ensure vehicles are road safe, taxed, tyres etc.
  • You will work with the Operations Team assisting the manager with Health & Safety/ Fire issues in order to promote a safe environment.
  • To undertake all aspects of maintenance and repair services to all areas of the unit/ hospital to provide out of hours services when requested (on-call system).
  • To undertake painting and decorating works in accordance with the units redecoration programme. To fix and make good any carpentry and electrical jobs.
  • Assist in keeping up the grounds appearance, mowing lawn and emptying bins etc.
  • To supervise and complete outstanding Maintenance requests in priority order. To quickly respond to maintenance issues of which pose a risk to Health, Safety and Security
  • To ensure that all Health & Safety legislation is adhered to alongside attending courses i.e. Fire Marshal. To ensure equipment and materials are used transported and stored in as safe and cost effective manner. To undertake ant training identified by the hospital that will enhance performance and contribute to provided services.
  • To undertake any reasonable management request of which is linked to the post.
  • To work with planned contractual works and projects periodically weekly, monthly throughout the year.
  • To attend various patient related meetings, to attend meetings where Maintenance issues may need to be addressed or involved i.e. Health & Safety, Security, SCC (staff consultation committee) and attend PIC Maintenance meetings off site.
  • To carry out environmental audits with the Regional Operations Manager, and action any points raised.
  • Be able to communicate well with outside Contractors working on our sites ensure that they follow the policy and procedures given by you. (E.g. permit to work)
  • To have a professional approach to everyone at all times whether visitors, staff and patients.
  • To ensure that all maintenance tasks are achieved around the needs of the patients in a safe and tidy manner.
  • To work in close liaison with Operations Lead / Regional Operations Manager and all care staff ensuring positive interaction when the patients are in the ward
  • To attend all training requested by unit/company.
  • To maintain confidentiality of the unit/hospital - patients and staff at all times. Breaches of confidentiality can result in disciplinary action including dismissal.
